Designing an ADU Using Raleigh’s Fast Track Gallery
As housing needs evolve, many homeowners are looking for creative ways to add living space and increase property value. One popular solution is building an Accessory Dwelling Unit (ADU)—a smaller, independent living space located on the same property as a primary home. Recently, Blue Ribbon Residential Construction designed an ADU that followed the guidelines of the Fast Track ADU program offered by the City of Raleigh.

What is Raleigh’s Fast Track ADU Gallery?
The Fast Track ADU Gallery is a collection of pre-reviewed ADU designs approved by the City of Raleigh. These plans have already been evaluated for zoning and building code compliance, which allows homeowners to move through the permitting process more quickly than with a completely custom design.
By starting with one of these approved concepts, homeowners can often save time during permitting while still creating a functional and attractive living space.
Designing the ADU
For this project, the team at Blue Ribbon Residential Construction used the Fast Track Gallery as a starting point while tailoring the design to meet the homeowner’s needs and property layout. The goal was to create a comfortable, efficient space that felt connected to the main home while still offering privacy and independence.
Key features of the design included:
- Open-concept living space to maximize the smaller footprint
- Full kitchen and bathroom for independent living
- Efficient storage solutions to make the most of the available square footage
- Natural light and thoughtful window placement to make the space feel bright and welcoming
The design also ensured the structure followed the ADU size limits, setbacks, and placement requirements established by the city.
Benefits of an ADU
ADUs are becoming increasingly popular for many reasons. They can be used as:
- A guest house for visiting family and friends
- Housing for aging parents or adult children
- A private home office or studio
- A long-term rental unit that provides additional income
With thoughtful design, an ADU can add both functionality and long-term value to a property.
